Short-term rental agreement

Reservation and occupancy

The booking guest must be at least 25 years old and must occupy the property for the full stay. The home accommodates a maximum of 10 overnight guests. No parties, events, or unregistered overnight guests are permitted without written approval.

Payment, deposit, and cancellation

A 50% payment is due at booking to secure the reservation. The remaining 50% is due 14 days before check-in. A $250 refundable security deposit and a $175 cleaning fee are included in the reservation total. The total shown includes all required rental charges and occupancy tax; no card-processing fee is added at checkout. The security deposit may be withheld in whole or in part for damage, excessive cleaning, missing items, rule violations, or other costs caused during the stay.

Cancellations made 7 or more days before check-in receive a full refund. Cancellations made 3 to 6 days before check-in receive a 50% refund. Cancellations made within 3 days of check-in are not refundable. Guests must notify the host promptly if plans change.

Care of the property

Guests agree to keep the home, furnishings, and outdoor areas in good condition; report damage promptly; and leave the property reasonably clean at departure. Smoking, illegal activity, and hazardous conduct are prohibited. Pets are not permitted unless the host gives written approval.

Safety and beach conditions

Guests are responsible for their own safety and the safety of everyone in their party. Beach, water, weather, deck, grill, fire pit, and outdoor activities involve inherent risks. Children must be supervised at all times. Guests agree to follow posted instructions and local laws.

Liability and indemnification

To the fullest extent permitted by Texas law, the host is not responsible for loss, injury, illness, theft, or damage arising from the guest's use of the property or surrounding areas, except where caused by the host's gross negligence or willful misconduct. The booking guest accepts responsibility for their party and agrees to indemnify the host for claims arising from their stay.

Agreement and electronic signature

By typing your full legal name and selecting the acceptance box during booking, you confirm that you have read, understand, and agree to this rental agreement on behalf of every guest in your party. Your electronic signature has the same effect as a handwritten signature to the extent permitted by law.
